What Are the Healthy Home Standards?

The Healthy Homes Standards set clear requirements to address common issues such as dampness, cold conditions, and poor ventilation.

Key components include:

  • Heating: Ensures that habitable spaces are kept at a comfortable temperature.
  • Insulation: Ensures efficiency and prevents heat loss.
  • Moisture and Drainage: Moisture barriers in the ground and efficient drainage prevent mould growth.
  • Ventilation: Reduces mould and other toxins by preventing moisture buildup.
  • Draught Stopping: Unreasonable draughts increase energy consumption and reduce heating capacity.
Component Requirement
Heating

There must be at least one heater in the main living area capable of heating the area to at least 18 degrees Celsius.

Insulation

In order to meet the 2008 Building Code, ceiling and underfloor insulation must have a minimum thickness of 120mm, subfloor minimum is 6mm, and be in reasonable repair and not show signs of dampness, damage or displacement.

Ventilation

In all living spaces, there should be windows that open. Windows or doors must make up at least 5% of the floor area. Extractor fans should be installed in bathrooms and kitchens.

Moisture Control

To prevent moisture from rising into living spaces, an on-ground moisture barrier is essential if your property has an enclosed subfloor space.

Draught Stopping

There should be no openings in walls, ceilings, windows, floors, or doors that allow excessive draughts to enter.
