In less than a month, the number of daily cases has risen from 50 to over 200. Testing is an essential part of controlling community spreading. Waiting for an uncomfortable nasal swab at a government-funded testing station can be a barrier to testing. If you plan to buy or rent out a property, you may wonder if meth testing is required. Meth testing was part and parcel of most property purchases in 2015 - mid 2017, but the number of tests has fallen after new guidelines were introduced around what constitutes safe levels in June of 2017. Many properties that failed meth tests back then are now considered safe, even if meth is detected.  It is widely believed that unless a house has been used to manufacture meth, even if it has been used to consume it, it is likely safe. For meth contamination, IAG which underwrites NZI, State and AMI only provides coverage up to $30,000 according to the ‘Your guide to methamphetamine contamination’ document published on their website as at October, 2021. Depending on the extent of contamination, costs to bring a property within safe levels could well exceed this. What’s more, the minimum excess is $2500 - a significant threshold to have to meet.  Meth testing prior to renting out a property gives you a baseline for your insurance company. According to IAG “As a landlord or property manager, you should regularly check for signs of meth use or manufacture during and between tenancies”. So, the real question rental property owners need to ask themselves is - could you afford to cover the costs of decontamination if meth is found? If not, do everything you can to protect your investment with meth testing. As of October 19, only 65% of the eligible population had been fully vaccinated, placing many at risk of serious illness should they become infected. With Covid in the community, greater mobility, and more open workplaces, some businesses have embraced Covid-19 workplace testing.  Saliva testing provides an extra layer of protection for employees and the general public. Saliva testing is less invasive than nasal swabs, and results are available the next day, which in many cases is faster than the current wait for results from nasal swabs.  Many people infected with SARS-CoV-2 go undetected, thereby unknowingly spreading the virus. They are classified as asymptomatic carriers. This is particularly concerning for those working in close proximity to others or around people who may be susceptible to the more severe COVID-19 symptoms. In New Zealand, workplaces with employees that test positive for Covid-19 and were infectious while at work, are closed while deep cleaning is performed. Contacts of the infected employee are also stood down and asked to self isolate pending testing. Some companies are forced to close because staff have to isolate, and there are not enough people to work. Other companies remain open, but their productivity drastically decreases.  So what can employers do to protect their employees and business? Contact Us How It Works A Health Homes Assessment Technician will visit your property and complete a full external and internal audit. They can also give you an indication of the findings at the time of the assessment. Healthy Home Assessment standards are very specific, and so it helps to have some talk through what’s required to meet them.After the assessment, they’ll go away and prepare a comprehensive report of the audit. You will be provided with this report, which is technically referred to as a Compliance Statement. The Healthy Homes Standards (HHS) cover five standards, as outlined below. Heating The main living room must have one or more fixed qualifying heaters, which provide at least the required heating capacity to heat the main living room to at least 18°C and be capable of maintaining this temperature during the coldest days of winter.The new regulations clarify the requirements for heating devices – some will not meet the requirements under the heating standard as they are inefficient, unaffordable or unhealthy.A heating assessment tool is used to determine the heating capacity required for the main living room at rental premises, including a boarding house. When used correctly this tool will confirm if existing heating devices will meet the standard or what heating options will meet the heating standard if installed.There is an online heating assessment tool you can use to help you calculate the heating requirements for the living room in a rental home. You’ll need measurements of your living room walls, floor, windows and ceiling to help you work out your heating requirements.Visit the online heating assessment tool. Insulation Requirements The minimum level of ceiling and underfloor insulation must either meet the 2008 Building Code, or (for existing ceiling insulation) have a minimum thickness of 120mm and be in reasonable condition with no dampness, damage or displacement.The new regulations also specify where insulation exemption applies. Insulation requirements differ according to your region and are measured by R-value. ‘R’ stands for resistance – how well insulation resists heat flow.The higher the R-value, the better the insulation. Minimum R-values vary across New Zealand. Ventilation Ventilation must include openable windows or doors in each habitable space. The windows or doors must comprise at least 5% of the floor area of that space.An appropriately sized extractor fan or rangehood must be installed kitchens above an indoor cooktop, and in rooms with a bath or shower. Moisture Ingress If a rental property has an enclosed subfloor space, it must have an on-ground moisture barrier, which will stop moisture from rising into the home.Moisture is a big factor contributing to dampness in a home. Not only can this lead to health problems for occupants, it can be damaging to the house.
